Berkeley's Restoration Specialists

If water is still running, shut off the main. Then call us.

Water damage does not keep business hours. Most of the calls we run start between 10 p.m. and 6 a.m., or on a Sunday, because that is when nobody is watching the house and a small failure has time to become a large one.

We work out of 2130 Center St, Berkeley, CA 94704, a block from Downtown Berkeley BART. That location is the reason we can commit to a specific arrival window instead of a vague “same day,” and it is why we know what is behind the walls of a 1920s Craftsman before we open one.

From the first phone call to the final coat of paint, one crew handles the whole job: extraction, structural drying, mold remediation where it is needed, and the repairs that put your house back.

Our Process

What Actually Happens, Step by Step

We follow the IICRC S500 standard — the same reference your insurance adjuster works from. No surprises, and a documented moisture log at the end of it.
  1. 1

    You call, we dispatch

A person answers in under 30 seconds and a crew is rolling before we hang up.

  2. 2

    Inspect & map

Thermal imaging and moisture meters find every wet cavity — including the rooms you did not know were affected.

  3. 3

    Extract

Truck-mounted and weighted extraction. Every gallon pulled out now is drying time you do not pay for later.

  4. 4

    Dry to standard

Air movers plus dehumidification, metered daily against an unaffected part of your own house.

  5. 5

    Clean & sanitize

EPA-registered antimicrobials, with containment and HEPA filtration on any contaminated loss.

  6. 6

    Rebuild & document

Drywall, plaster, flooring, trim and paint — plus the full moisture log for your adjuster.

While you wait for us

The first half hour changes the size of the job. Four things worth doing, in this order — and one worth skipping.

  1. 1Shut off the mainUsually in the basement, a crawl space, or beside the water heater. If you cannot find it, call and we will talk you to it.
  2. 2Photograph before you touchStills and video of every wet room. Claims are paid on documented loss, and it takes two minutes.
  3. 3Cut power to wet roomsOnly if the panel is dry and you can reach it safely. Never run appliances or extension cords through standing water.
  4. 4Lift what you canValuables up off the floor, foil under furniture legs so finishes do not bleed into wet carpet. Skip the household vacuum.

Why It Happens Here

Common Causes of Water Damage in Berkeley Homes

Berkeley's housing stock is older than almost anywhere else in the Bay Area, and it fails in patterns. After enough jobs you stop guessing and start checking the same six things first.
  • Galvanized supply pipe

Standard in Berkeley houses built before about 1960. It corrodes from the inside out, so the first symptom is falling pressure and brown water — and the second is a pinhole behind plaster at 3 a.m.

  • Clay sewer laterals

Berkeley requires a lateral compliance certificate when a house changes hands, and this is why. Century-old clay joints under mature street trees let roots in, the line backs up, and what returns to the basement is Category 3.

  • Seismic movement

The Hayward Fault runs directly through Berkeley. It does not take a damaging quake — small movement is enough to shear a rigid supply connection or finish off a cast-iron drain that was already brittle.

  • Atmospheric-river storms

Our wet season arrives as a handful of enormous events rather than steady drizzle. Gutters sized for a gentler climate overflow, and a roof that was fine in November lets go at the roof-wall junction in January.

  • Appliance and water-heater failure

Braided supply lines, washing-machine hoses, dishwasher fittings, and tank heaters at the end of their life. A tank that fails upstairs empties forty-odd gallons and then keeps feeding until somebody finds the valve.

  • Grading and drainage

A different problem uphill than down. In the hills, runoff and hydrostatic pressure push through foundation walls; in the flats, storm drains tide-lock against a high bay and back up into crawl spaces.

Worth doing before the next storm

  • Put leak sensors under sinks, behind the washing machine, and beside the water heater. They cost very little and they text you before a drip becomes a claim.
  • If your basement or crawl space has ever taken water, get a sump pump with a battery backup — outages and storms arrive together.
  • Clear the gutters before the first atmospheric river and run downspouts well away from the foundation.
  • Have the sewer lateral camera-inspected if the house is pre-war and you have never seen a report on it.
  • Find your main shutoff today, while it is dry, and make sure everyone in the house knows where it is.

Know What You Are Dealing With

Water Damage Categories, and How Each One Is Handled

Not all water is the same. The source decides the health risk, the method, and how much has to come out rather than be dried. This is the IICRC S500 classification — the same one your adjuster works from.
Water damage categories 1 to 3, with the common Berkeley sources of each and the restoration approach we use.
CategoryWhat it isCommon Berkeley sourcesHow we handle it
Category 1Clean waterFrom a sanitary source, with no immediate health risk on contact. It does not stay Category 1 for long.Burst supply line, failed water heater, overflowing tub or sink, refrigerator and ice-maker lines.Extract, then dry in place. Carpet, pad, drywall and framing can usually be saved if we reach them inside 24 to 48 hours.
Category 2Gray waterMeaningfully contaminated. Contact or ingestion can make you ill.Dishwasher and washing-machine discharge, sump-pump failure, toilet overflow without solids, and any water that has travelled through a wall cavity.Extract, remove affected porous material such as carpet pad and insulation, clean every surface, apply an EPA-registered antimicrobial, then dry and verify.
Category 3Black waterGrossly contaminated, carrying pathogens — and in older homes, whatever has been sitting in the line for decades.Sewage backup through a clay lateral, creek and storm flooding, toilet overflow with solids, and any Category 2 loss left past 48 hours.Full containment under negative pressure, PPE and HEPA filtration. Affected porous material is removed rather than dried, and drying only begins once the space is decontaminated.

Category 2 turns into Category 3 on its own. Give gray water roughly 48 hours at room temperature and bacterial growth reclassifies it — which is the whole reason we push so hard on response time. The same clock applies to mold, which needs only 24 to 48 hours of sustained moisture to establish. The three categories explained in full.

Why Berkeley Calls Us

Six Things Our Competitors Don't Do

We audited every water damage company targeting Berkeley before we built this. These are the gaps.
  • 60–90 Minute Response — In Writing

No competitor in Berkeley publishes a specific arrival time. We do, because at 2 a.m. a number you can hold us to is worth more than the word "fast." We are based downtown on Center Street, which is what makes it realistic.

  • A Live Local Dispatcher, Not a Call Center

Most 24/7 restoration numbers route to an answering service that takes a message and pages a technician. Ours is answered by someone who knows where Ashby and Sacramento is and can commit to an ETA on the first call.

  • Direct Insurance Billing

We estimate in Xactimate — the same line-item platform your adjuster uses — and bill your carrier directly. For most homeowners that means the out-of-pocket ends up being the deductible.

  • IICRC Certified to S500 and S520

Water damage and mold remediation both have published industry standards. We work to them, we document to them, and our technicians are certified in them.

  • We Actually Know Berkeley Houses

Galvanized pipe in a 1920s Craftsman, plaster over lath, bare-soil crawl spaces, clay sewer laterals under mature street trees. We have crawled under enough of these houses to know where to look first.

  • One Crew, First Call to Final Coat

Extraction, drying, remediation, and the rebuild — including matching plaster texture and milling trim to your original profile. You never coordinate three contractors yourself.

Locally Based, Locally Owned

We Live Here Too

Our shop is on Center Street, one block from Downtown Berkeley BART. Not a franchise dispatch office in another county — an actual address in the city we serve.

That matters more than it sounds. It is what lets us commit to a 60 to 90 minute response anywhere in Berkeley. It is why we know that the flats flood when the storm drains run full and the hills flood from runoff and hydrostatic pressure — two different problems needing two different fixes.

And it is why we treat a 1915 Elmwood brown-shingle differently from a modern building: plaster patched with plaster, trim milled to match your original profile, and old-growth fir dried slowly enough that it does not split.

We Handle the Claim, Not Just the Water

Most people have never filed a water claim and end up trying to learn the process during the worst week of their year. You do not have to. We have worked with every major carrier and we know exactly what an adjuster needs before they will approve a scope.
  • Document everything, from hour oneDated photographs, a moisture map of the affected area, and daily readings for the whole dry-down. Cause and timeline are what claims actually turn on.
  • Estimate in XactimateThe same line-item platform your adjuster works in, which is why our scope and their approval tend to line up instead of going three rounds.
  • Deal with your adjuster directlyWe justify the scope line by line, so you are not relaying technical arguments between two parties who both do this for a living.
  • Explain your own policy to youWhat is covered, what your deductible really means, whether a sewer-backup endorsement or loss-of-use applies, and where the sub-limits sit.
  • File the paperworkSubmitted on your behalf — including supplements when hidden damage surfaces, and the depreciation release on replacement-cost policies.

What it actually costs

Nobody can price your job over the phone, and anyone who does is guessing. Four things move the number more than everything else combined:

Water category
A Category 3 loss costs multiples of a Category 1 of the same size, because material comes out instead of drying in place.
How far it actually spread
Not the size of the puddle — how far water wicked up drywall, under cabinets, and along joists into rooms that still look dry.
How long it sat
The single biggest multiplier. Hours matter. Days change the scope from drying to demolition.
What your house is made of
Old-growth fir, lath-and-plaster and solid hardwood dry slower and cost more to restore than modern drywall and engineered flooring.

The inspection and the written estimate are free, at any hour, with no trip fee. We bill your carrier directly, so for most homeowners the out-of-pocket ends up being the deductible.
