It is also an unusually consistent city to work in. Almost the whole housing stock went up in a twenty-year window between the mid-1920s and the mid-1940s, on small lots, in similar configurations. After enough jobs here we generally know what the plumbing looks like before we open a wall.
That consistency cuts both ways: when one failure mode shows up on a street, we tend to see it on the neighboring houses within a few years.
Cerrito Creek runs along the northern boundary with El Cerrito, partly open and partly culverted. In a sustained storm it comes up, and the low-lying blocks nearest it take on water at ground level.
The larger and more constant issue is lot geometry. Albany parcels are narrow — many are twenty-five to forty feet wide — and houses sit close to each other and close to the property line. There is very little room to move roof runoff away from a foundation, so downspouts frequently discharge within a foot or two of the house. Over years that saturates the soil right against the stem wall and pushes moisture into the crawl space.
West of San Pablo Avenue, toward the freeway and the shoreline, the ground flattens out and the water table rises. Crawl spaces there stay damp through the wet season without any leak at all.
Albany Hill is the exception, and it behaves like a miniature version of the Berkeley Hills: steep, with runoff that concentrates against uphill walls and driveways.

The typical Albany house is a one- or one-and-a-half-story bungalow or minimal-traditional from the 1920s through the 1940s, on a raised foundation with a low crawl space. Many have had a rear addition or a garage conversion added later, and the junction between original construction and addition is where a surprising amount of our work happens — different foundation heights, patched-in plumbing, and roof transitions that were never flashed properly.
Original supply lines are galvanized steel where they have not been replaced. Sewer laterals are clay, and the mature street trees that make Albany pleasant to walk have been finding those joints for decades.
Crawl spaces here are often tight — eighteen to twenty-four inches in the older houses — which adds labor hours to any below-grade work but is entirely manageable with the right equipment.
Albany is the closest city to our shop, and on a small lot that proximity matters more than it sounds — there is very little space between houses for water to go anywhere but into a foundation.
Twenty to forty minutes, genuinely
Albany borders North Berkeley and we are straight down Solano or San Pablo. It is the shortest response we run anywhere, at any hour.
Small-lot drainage is the local problem
Narrow side yards, short downspout runs and neighbouring foundations a few feet away. Most Albany crawl-space moisture traces back to water discharging within a metre of the house rather than to a leak.

Usually twenty to forty minutes, day or night. Albany borders North Berkeley and we are based on Center Street downtown, so it is one of the shortest runs we make.
Almost certainly ground moisture rather than a leak. Bare soil in a vented crawl space releases a large volume of water vapor, and Albany's small lots mean roof runoff often discharges right against the foundation. A vapor barrier plus extended downspouts fixes most of these without any plumbing work at all.
It can. Properties on the lower slopes take runoff that has already crossed several lots before it reaches them, and after a heavy atmospheric river that volume arrives faster than a residential downspout system was designed for. What we usually find is not a dramatic flood but a persistently damp crawl space on the uphill side of the house, with elevated framing moisture and sometimes mold on the joists. The fix is normally grading and discharge routing rather than anything structural.
That is the usual outcome. On a compact house we map with thermal imaging and pin meters first and then open small targeted inspection points, because on a 1,100 square foot bungalow the difference between three access holes and a demolished wall is most of the reconstruction cost. Where the material can be dried in place — original fir subfloor and plaster in particular — we dry it rather than remove it, and the moisture log documents that decision for your adjuster.
