Why We Exist
We Got Tired of Watching People Get Handled Badly
Before we started this, we spent years working water losses across the East Bay and watching the same three things go wrong.
People called a “24/7” number at midnight and got an answering service that took a message. Someone dried the visible part of a floor and left the wall cavity behind the baseboard wet, and the homeowner found mold three months later. And a mitigation crew pulled their equipment and left a hole in the wall with a list of contractors to call.
So we built the opposite. A live local dispatcher who answers at 3 a.m. and can commit to an arrival time on the first call. Drying that is metered daily and documented against readings taken from an unaffected part of your own house. And one crew that carries the job through the rebuild, including matching the plaster texture and milling trim to your original profile.
We are not the biggest restoration company in the Bay Area. We are the one based in Berkeley, and that turns out to matter a lot at two in the morning.

Credentials
What We're Certified and Licensed To Do
IICRC Certified Firm
The Institute of Inspection, Cleaning and Restoration Certification sets the standards this industry actually runs on. Our technicians are certified in S500 (water damage restoration) and S520 (mold remediation), and we document to those standards on every job.
Licensed, Bonded & Insured
Licensed in California, bonded, and carrying both general liability and workers compensation coverage. Ask any contractor for proof of all three before they start work in your house — a legitimate one will hand it over without hesitating.
Xactimate Estimating
We estimate in the same line-item platform your insurance adjuster uses. That is why our scope and their approval line up, and why you are not caught in the middle translating between two documents.
A Real Response Commitment
60–90 minutes anywhere in Berkeley, day or night. We publish it because a number you can hold us to is worth more than an adjective, and because our shop being downtown makes it achievable.
How We Work
The Equipment That Makes the Difference

Thermal imaging cameras
Show the temperature difference of evaporative cooling on a wet surface, which is how we find water inside a wall without opening it.
Pin and pinless moisture meters
Read actual moisture content in wood, drywall and plaster. Every reading gets logged with date and location.
Truck-mounted and portable extractors
Volume extraction from the truck; portables for upper floors and tight Berkeley stairwells where hose cannot reach.
Weighted extraction heads
Use body weight to compress carpet and pad against the extraction head, pulling out several times what a hand wand can.
LGR dehumidifiers
Low-grain refrigerant units that remove evaporated moisture from the air. Without these, air movers just relocate water into your walls.
HEPA air scrubbers and negative air machines
Filter airborne particulate during the work and hold contaminated air inside containment on Category 3 jobs.
Injection and floor drying systems
Dry inside wall cavities and under hardwood without demolition — the difference between a repaint and a rebuild.
Antimicrobials and containment
EPA-registered products applied after cleaning, under proper containment, on any loss that warrants it.
Local Knowledge
Why Knowing Berkeley Houses Matters
Berkeley has one of the oldest housing stocks in the Bay Area, and it fails in specific, repeatable ways.
A huge share of homes in Elmwood, Northbrae, Thousand Oaks and the flats went up between 1905 and 1940 — which puts them squarely in galvanized-steel supply pipe territory, with clay sewer laterals underneath and mature street trees on top.
Meanwhile the hills deal with hydrostatic pressure and runoff, and the flats deal with a high water table and storm drains that reverse under load. Two completely different problems requiring two completely different fixes.
A crew that has crawled under a hundred of these houses knows where to look first. That is not marketing — it is the difference between finding a leak in an hour and cutting three exploratory holes in your ceiling.

Reviews From Berkeley Homeowners

“A supply line let go in the upstairs bathroom of our 1920s place around midnight. Someone actually answered the phone, walked me to the shut-off in the dark, and had a crew here inside the hour. They saved the fir floors, which I had written off.”
“The crawl space had been wet for years and we had no idea. They found it, dried it, put in a vapor barrier, and explained exactly why our downspouts were the actual culprit. No upsell to anything we did not need.”
“Sewage backup in the downstairs unit during a storm. They set containment before touching anything, documented every step for the insurance company, and the claim went through without a single argument.”
Common Questions
About Working With Us
We commit to 60 to 90 minutes anywhere in Berkeley, day or night. We are based at 2130 Center St, Berkeley, CA 94704 in Downtown Berkeley, which is what makes that a real commitment rather than a marketing line. For Albany, Kensington, Emeryville and North Oakland it is typically inside 90 minutes; for El Cerrito, Piedmont, Richmond, Alameda and Orinda, usually 90 minutes to two hours. You get an honest ETA on the call.
Yes — a live local dispatcher, every hour of every day including holidays. Not a menu, not an answering service taking a message for a technician to call back. If you reach a recording, you have called someone else. Call (201) 277-9344 any time.
Shut off the water at the main if you can find it — call us and we will talk you to it if you cannot. If you can safely reach your breaker panel from a dry position, cut power to the affected rooms. Photograph and video everything before you move anything. Lift items off wet floors and put foil under furniture legs so finishes do not bleed into carpet. Then stay out of standing water and wait for us.
Most California homeowners policies cover sudden and accidental water damage — a burst pipe, a failed water heater, an overflowing appliance. Long-term seepage and surface flooding are generally excluded; flooding needs separate flood coverage and sewer backup needs a specific endorsement. We document the loss thoroughly enough to establish cause and timeline, and we bill your carrier directly, so for most homeowners the out-of-pocket ends up being the deductible.
It depends on the water category, how much area was affected, how long it sat, and what materials are involved — anyone quoting a firm price over the phone without inspecting is guessing. The inspection and written estimate are free, at any hour, with no trip fee. We estimate in Xactimate, the same line-item platform your adjuster uses, which is why our scope and their approval line up.
Structural drying typically runs three to five days with daily moisture readings. Hardwood, plaster and concrete can take longer. Reconstruction depends on scope — a single-room drywall and paint repair is a few days, a kitchen or a full floor of hardwood is two to four weeks. You get a written timeline after the inspection.
Usually yes for a contained clean-water loss, provided the electrical is safe and no ceiling is compromised. We recommend relocating for sewage and flood losses, for anything structurally unsound, and if anyone in the household has asthma, allergies or compromised immunity. Drying equipment runs continuously including overnight, and it is loud. If your policy includes loss-of-use coverage we will help you document it.
Yes, and prevention is built into how we dry rather than sold as an extra. Mold needs roughly 24 to 48 hours of sustained moisture to take hold, so drying fast and proving it with meter readings is the real defence. Where growth has already started we work to the IICRC S520 standard: contain the area under negative pressure, run HEPA filtration, remove affected porous material, and fix the moisture source that fed it. Remediation without correcting the source only resets the clock.
We are an IICRC-certified firm working to the S500 water damage and S520 mold remediation standards, and we are licensed, bonded and insured in California with general liability and workers compensation coverage. Our license details are in the footer of every page.
