Water Damage Restoration in Northbrae & Westbrae, Berkeley

Codornices Creek is the defining local feature. Sections of it have been restored and daylighted — notably along the Albany border — while other stretches remain culverted beneath streets and properties. During an atmospheric river the culverted sections run full, and properties along the alignment can see ground-level water they were not expecting.

Northbrae has moderate slope, dropping from the Arlington down toward the flats. That means surface runoff moving through the neighborhood during heavy rain, and it means downspout and area drain discharge matters — water sent the wrong way ends up against someone's foundation, sometimes not the owner's own.

Galvanized supply pipe is near-universal in the original housing. Because the neighborhood was built out in a narrow window, houses on the same block tend to reach end-of-life at the same time. When we start getting calls from one street we usually get more from it.

Clay laterals under mature street trees complete the picture, with the same root intrusion pattern as the rest of pre-war Berkeley.

Northbrae's houses are largely Craftsman bungalows, Mediterranean, Tudor Revival, and Spanish Colonial from the 1910s and 1920s, on regular lots along curving streets that follow the topography. The planned-subdivision origins show — the street layout, the stone walls and gateposts, and the consistency of scale.

Construction is standard pre-war Berkeley: raised foundation over a vented crawl space with bare soil, three-coat plaster over wood lath, old-growth fir floors, and original millwork. Everything we do on North Berkeley and Elmwood houses applies directly here.

The bare-soil crawl spaces are the quiet chronic issue. They release a large volume of water vapor into the structure every winter, and it is the most common origin of the mold we remediate in this neighborhood — no dramatic leak involved, just a hundred winters of ground moisture.

Westbrae trends slightly later and flatter, with more post-war infill, more slab construction, and correspondingly more slab leaks and appliance-line failures rather than corroded supply pipe.

Northbrae has one of the most uniform housing stocks in Berkeley — largely built out in a single 1920s period — which means the neighbourhood tends to fail in waves rather than one house at a time.
