It is one of the most tenanted parts of Berkeley. A large share of the original single-family housing has been converted to two, three or four units over the last sixty years, which makes it a landlord and property-manager neighborhood as much as a homeowner one.
We are twelve to twenty minutes away, and we work with owners and managers here constantly.
The defining issue is piecemeal plumbing history. A 1908 house that became two units in the 1950s and three in the 1980s has had its supply lines extended and re-routed by three different generations of trades. When we open a wall in a LeConte house we expect to find at least two eras of pipe and frequently a junction where galvanized meets copper.
That junction matters. Dissimilar metals in contact corrode faster than either alone, so those transitions are themselves a leading origin of the slow hidden leaks we find in this neighborhood — the kind that produce a mold job rather than an emergency extraction.
Fixture density and turnover do the rest. More kitchens and bathrooms per building than the structure was designed for, high occupancy, and units that sit empty between tenancies and over the summer. A supply hose that fails in a vacant unit runs until someone notices.

The housing is largely 1900s through 1920s — Craftsman, Colonial Revival and simple vernacular cottages, most on raised foundations over vented crawl spaces with bare soil underneath. Later apartment buildings fill in along the larger streets.
On a multi-unit loss we document each affected space separately: origin, path, and what was damaged in each unit. That is what lets the building policy and each renters policy respond to their own portion without a dispute.
The broad California rule of thumb is that the landlord is responsible for the building and for maintaining habitability, while the tenant is responsible for their own belongings — which is what renters insurance covers. We document both sides and stay out of the middle.

Because of how the buildings have evolved. Most of this housing started as single-family and was divided at some point, sometimes more than once, with kitchens and bathrooms added wherever it was practical rather than where a plumber would have chosen. The result is supply and waste runs threaded through framing bays, ceilings and closets in ways nobody has a drawing of, mixing galvanized, copper and later plastic. A failure in that kind of assembly can travel a long way inside the structure before it appears — often in a different unit from the one where it started.
