We reach most of the city in forty to sixty minutes from Downtown Berkeley. The Annex, which borders El Cerrito, is closer to forty.
Richmond has the most significant coastal flood exposure of anywhere in our service area, and it also has a large stock of housing built fast during the war years. Those two facts shape most of the work we do here.
Marina Bay and the surrounding waterfront development sit essentially at sea level on filled ground. During a king tide combined with a storm, the storm drain system has nowhere to discharge and water backs up at ground level. Sea level rise is a live planning concern for this part of the city, and it is worth understanding your parcel's exposure whether or not you have flooded yet.
Wildcat Creek and San Pablo Creek run through north Richmond and have a documented history of flooding in heavy years. Properties in the creek corridors take ground-level water, which is contaminated by definition and gets Category 3 handling.
Point Richmond sits higher and is protected from most of that, but it is an older neighborhood on a hill with the drainage and retaining-wall issues that come with it.

Richmond's population quadrupled during the Second World War around the Kaiser Shipyards, and an enormous amount of housing went up in a very short time to accommodate it. Much of that stock is still standing and still occupied.
Built quickly means built with the materials and methods available under wartime constraint. In practice we find thin wall assemblies, minimal or no insulation, shallow crawl spaces, and plumbing that was basic when it was new and is now eighty years old. Many of these homes have also been extensively modified over the decades, with additions and re-plumbing done to varying standards.
Point Richmond is older still — Victorian and Craftsman homes from the 1900s and 1910s, with the galvanized pipe and clay lateral profile familiar from Berkeley. Hilltop and the eastern neighborhoods are largely post-1960 tract construction with copper plumbing and slab or raised foundations, generally in better shape.
Marina Bay is modern multi-family: newer plumbing, but stacked units and the vertical-travel problem that comes with them.
Richmond covers a lot of ground and several genuinely different building eras, from Point Richmond’s early cottages to war-era housing built fast in the 1940s to modern construction at Marina Bay. Each one fails in its own way.
Shoreline exposure taken seriously
Low elevation and a high water table around Marina Bay and the shoreline mean standing water often has nowhere to drain on its own. It waits for a pump, and it is contaminated by the time it arrives.

Seriously consider it. A standard homeowners policy excludes surface and rising water entirely, and low-lying waterfront property in Richmond has real exposure during king tides and storm events. Check your FEMA flood zone designation and price both NFIP and private flood coverage.

When we open a wall in a Richmond war-era house we expect to find something unexpected, and we plan for it.

That is longer than our Berkeley commitment and we would rather say so than quote you a number we cannot hit. What we do on the call is talk you through shutting off the main and making the space safe, so the most valuable minutes are not wasted waiting. For Point Richmond, the Annex and Marina Bay the drive is usually at the shorter end of that range.
Yes. The housing built here in the 1940s went up under enormous time pressure, and it shows in ways that matter during a water loss: thinner wall assemblies with less cavity depth, minimal or single-layer subfloor, shallow crawl spaces with no vapour barrier, and original galvanized and cast-iron plumbing that is now decades past its expected service life. Practically, that means water spreads faster through the structure and there is less material between a small leak and your framing. It also means a modest-looking loss can affect more of the house than the visible damage suggests, which is why we meter well beyond the wet patch.
