Water Damage Restoration in Oakland, CA

Oakland has creeks running underneath it that most residents have never heard of. Temescal Creek, Sausal Creek, and Glen Echo Creek were culverted decades ago as the city built over them, and during a heavy atmospheric river those culverts run at capacity. Homes sitting on the old alignments — a fair number through Temescal, Glen Echo, and the Fruitvale — see water come up rather than in.

The Lake Merritt basin is the other flat-water problem. It is a tidal lagoon, not a lake, and the surrounding low-lying blocks in Adams Point and around Grand Avenue drain slowly when a storm coincides with a high tide.

Up in the Oakland Hills the mechanism flips entirely. Steep slopes, narrow winding streets, and a lot of impermeable surface send runoff downhill fast. It concentrates in driveways and against uphill foundation walls, and it finds the crawl space of the house below. Montclair and the streets off Skyline see this every wet winter.

West Oakland and the older flats carry some of the oldest housing in the East Bay — Victorians and Edwardians from the 1890s through the 1910s, most still on original or once-replaced galvanized supply pipe and clay sewer laterals. Both fail on their own schedule, and both fail inside walls.

Rockridge, Temescal, and Piedmont Avenue are dominated by 1910s–1930s Craftsman bungalows on raised foundations. Same galvanized plumbing problem, plus vented crawl spaces over bare soil that hold moisture all winter. Most of the mold we remediate in North Oakland started under the house, not in it.

Montclair and the hills are a mix: original 1920s–40s homes and a large stock of newer construction rebuilt after the 1991 firestorm. The newer houses have modern plumbing but sit on cut-and-fill slopes with retaining walls and drainage systems that need maintaining. When a hillside area drain clogs, the water goes into the structure.

Downtown and Uptown lofts bring a different failure entirely — fire sprinkler discharge and stacked plumbing. One failure on an upper floor runs down through every unit below it.

North Oakland is closer to our shop than parts of Berkeley are. Rockridge, Temescal and Piedmont Avenue sit minutes from the city line, and the housing on both sides of it was built by the same people in the same decades.
