Those houses are extraordinary and they are genuinely difficult to restore well. Everything about them is original in a way nothing else in Berkeley is, and they sit on the lowest, wettest ground in the city.
We are down University in twelve to twenty minutes.
Ocean View sits at very low elevation on what was marsh and creek outflow before it was filled and built on. The water table is high, the storm system drains slowly under load, and surface water has nowhere to go by gravity — during a sustained atmospheric river it ponds and waits.
That means crawl spaces here are damp as a baseline condition, not as a symptom. Ground moisture evaporates into the floor structure continuously through the wet season, and standing water under a house needs pumping rather than time.
Anything that arrives at ground level in this neighborhood is storm or ground water — Category 3, contaminated by definition, requiring containment, removal of porous material and disinfection rather than a straightforward dry-out.
Above ground the age is the issue. A house built in the 1880s has been re-plumbed several times, and the layers rarely line up with anything documented.

The oldest stock is small, simple and remarkably well built: redwood framing, board-and-batten or shiplap siding, narrow-board floors and lath-and-plaster interiors, on low raised foundations very close to grade.
Old-growth redwood is the thing that makes these houses worth the care. It is rot-resistant in a way modern lumber is not, which is a large part of why they have survived a century and a half on damp ground — but it splits and checks if you dry it aggressively. We use dehumidification and patience rather than high-velocity airflow.
Foundations sit close enough to grade that below-grade work is confined and slow. A sealed vapor barrier across the crawl space soil is the highest-value preventive measure available on one of these houses, and encapsulation with a dedicated dehumidifier is the durable answer where damp recurs.
On repairs we match: plaster patched with plaster keyed into the existing lath, siding and trim milled from a sample of the original profile, and floors woven in and finished as one field.
Ocean View holds Berkeley’s oldest housing on some of its wettest ground — an 1870s and 80s building stock sitting at low elevation near the bay.
The oldest buildings in the city
Balloon framing, original fir, lime plaster and construction details that predate modern practice entirely. These need reading before they are opened.
Low ground, high water table
Crawl spaces here stay damp by default. Vapour barrier and drainage do more than drying equipment on its own.
Balloon framing lets water travel
Continuous wall cavities from sill to roof mean water entering upstairs can appear at the foundation. We map the full height rather than the wet room.

Local Questions
Yes, and that is the whole point of doing it properly. Old-growth redwood and original plaster need slow, metered drying rather than high-velocity air, and repairs need matching rather than substituting — plaster keyed into existing lath, siding and trim milled from a sample of your original, floors woven into the field.
Because of where Ocean View sits. This is the lowest ground in Berkeley with a high water table underneath it, so soil moisture evaporates into the crawl space continuously all winter. A sealed vapor barrier is the first fix; encapsulation with a dedicated dehumidifier is the one that lasts.
Yes, but it has to be done at the right rate and by someone who recognises what they are working on. Lime plaster, old-growth fir and original millwork are dense, slow-releasing materials, and aggressive airflow dries exposed faces far faster than the backs, which causes cupping, checking and splitting that was not there before the loss. Our approach on these houses is dehumidification-led with restrained airflow, metered daily and accepting an extra day or two. On a building of this age the material genuinely cannot be bought again, so keeping it is worth more than finishing quickly.
Because of the ground rather than the plumbing. Ocean View sits on low land near the bay with a correspondingly high water table, so the soil under the house holds moisture for much of the year and releases it upward. Without a sealed vapour barrier that moisture goes directly into your joists and subfloor. On these very old houses that matters more than usual, because the framing is original and irreplaceable, and because balloon-framed wall cavities let the resulting humid air travel up inside the walls. A barrier over the soil, corrected drainage and conditioned air address it.

“A supply line let go in the upstairs bathroom of our 1920s place around midnight. Someone actually answered the phone, walked me to the shut-off in the dark, and had a crew here inside the hour. They saved the fir floors, which I had written off.”
“The crawl space had been wet for years and we had no idea. They found it, dried it, put in a vapor barrier, and explained exactly why our downspouts were the actual culprit. No upsell to anything we did not need.”
“Sewage backup in the downstairs unit during a storm. They set containment before touching anything, documented every step for the insurance company, and the claim went through without a single argument.”
