It is also the neighborhood where water damage is most often discovered late. High occupancy, high fixture density, and buildings that empty out entirely over winter and summer break add up to a specific and expensive pattern — a supply line that fails in an empty unit and runs for days.

Fixture density is the underlying driver. A converted house with six units has six kitchens and six bathrooms on plumbing that was sized and installed for one household. Angle stops, supply hoses, and toilet fill valves are the components that fail, and there are simply a lot more of them per building here than anywhere else in the city.
Vacancy periods are what turn a small failure into a large one. Between semesters and over the summer, buildings sit empty. A braided supply hose that lets go in an unoccupied unit in late December is discovered in mid-January, and by then it has been through three floors.
Vertical travel compounds it. These are multi-storey buildings with stacked plumbing, so one failure affects a column of units rather than a single apartment.
The building stock is also old and heavily used. Many Southside apartment buildings date from the 1920s through the 1960s and have been continuously occupied at high density ever since.

Most of what we do here is multi-unit, which means the technical work is only half the job. The other half is coordination: tenant notice, access scheduling, keeping egress paths clear and compliant, and phasing work so habitable units stay habitable.
We provide separate documentation per unit — origin, path, and damage — so a building policy and individual renters or owners policies can each respond to their own portion. On a six-unit loss that documentation is what prevents a six-month argument.

The lease can shift some of that. We document the loss thoroughly enough that both policies can respond without a dispute over scope.

Expect the scope to include removal of porous material rather than drying it in place. The other priority is documentation: establishing when the failure started and how long it ran is what determines both the insurance outcome and, in a rental, who is responsible for what.

We contain the affected units under negative pressure with HEPA filtration so work does not distribute contamination into occupied areas, coordinate access unit by unit rather than demanding the whole stack at once, and schedule the loudest phases at reasonable hours. Where a unit genuinely cannot be occupied during the work — Category 3, or ceilings compromised — we will tell you plainly and document it, because that written record is what supports a habitability position and any loss-of-use claim rather than leaving it as a dispute between you and a tenant.
