Nearly every Kensington property is on a slope, which means nearly every house has an uphill side holding back soil. During a sustained storm that soil saturates and exerts hydrostatic pressure against whatever is retaining it — a foundation wall, a retaining wall, or both. Water finds a cold joint, a form-tie hole, or a crack, and comes through into a crawl space or a downhill room.
Retaining wall drainage is the thing homeowners most often do not know they have. A properly built wall has drain rock and a perforated pipe behind it with weep holes through the face.
