24/7 Emergency Service
Water damage restoration is the whole job — not just sucking up what you can see. It means finding every wet cavity, drying the structure back to its normal moisture content, killing what started growing while it was wet, and putting the drywall, floors, and trim back the way they were. We do all of that with one crew and one point of contact, so you are never the person relaying messages between a water company, a mold company, and a contractor.
We work out of 2130 Center St in Downtown Berkeley, which is why we can commit to a 60–90 minute arrival anywhere in the city instead of a vague "same day." Our technicians are IICRC-certified and we bill your insurance carrier directly.
Warning Signs
Even an inch across a floor means the subfloor and the bottom four inches of every wall it touched are already wicking. Drywall pulls water upward against gravity faster than most people expect.
Hardwood that has cupped at the seams, laminate that has swollen at the edges, or tile that suddenly sounds hollow underfoot. All three mean moisture underneath, not on top.
A brown ring that is bigger this week than last week is an active leak, not an old one. Drywall holds roughly its own weight in water before it lets go.
Musty odor is microbial growth releasing gas. If you can smell it, there is enough of it to find, and it is usually behind or under something.
Bubbling, blistering, or seams peeling open means the substrate behind the finish is wet and has been for a while.
A slab leak or a failed supply line under the house can run for months. In Berkeley we find these under kitchen additions and in crawl spaces more often than anywhere else.

How It Works
A person picks up — not a menu. We ask where the water came from, whether it is still running, and whether anyone is in the house. If you cannot find your shut-off, we will talk you to it. A crew is dispatched while we are still on the line.
Our lead tech walks the loss with a pin and pinless moisture meter and a thermal camera. We map exactly how far the water traveled, including up walls and under cabinets, and we photograph everything before we touch it — that documentation is what gets your claim approved.
Truck-mounted and portable extractors pull out standing and absorbed water. On carpet we use weighted extraction, which removes several times more water than a wand alone. Every gallon we pull out now is drying time you do not pay for later.
Wet insulation, saturated carpet pad, and unsalvageable drywall come out. We cut clean, straight flood lines that the rebuild can land on. We are conservative here — plaster and old-growth fir in a Berkeley Craftsman is worth drying, not demoing.
Air movers create evaporation, commercial dehumidifiers remove that moisture from the air, and we adjust the setup daily based on readings. We dry to a documented dry standard measured against an unaffected part of your house — not to a calendar.
Affected surfaces get cleaned and treated with an EPA-registered antimicrobial. On Category 2 and 3 losses we set containment and run HEPA air scrubbers throughout.
Drywall, texture, paint, baseboard, flooring, cabinetry. We match existing profiles — including plaster and pre-war trim — so the repair does not announce itself.
You get a complete moisture log, before-and-after photos, and a line-item estimate your adjuster can process. We hand it to them directly if you prefer.
People use these words interchangeably and then get confused when the invoice has three phases on it. The distinction matters because your insurance policy treats them differently.
Mitigation is emergency work — stopping the damage from spreading. Extraction, demo, drying. It is time-sensitive and carriers almost never argue about it, because delaying it costs them more.
Restoration is the cleaning and sanitizing that brings the structure back to a safe, pre-loss condition. Repair or reconstruction is the build-back: new drywall, new floor, paint.
A company that only does mitigation will dry your house and leave you holding a hole in the wall and a list of contractors to call. We carry the job through all three phases, which is also why our documentation stays consistent from the first moisture reading to the final invoice.
Berkeley has one of the oldest housing stocks in the Bay Area, and it shows up in our call log. A huge share of the homes in Elmwood, Northbrae, Thousand Oaks, and the Lorin District went up between 1905 and 1940, which puts them squarely in galvanized-steel supply pipe territory.
Galvanized pipe corrodes from the inside out. You get years of gradually worse water pressure, then a pinhole, then a seam that opens up at two in the morning. We see it most often in the wall behind a second-floor bathroom, where it soaks a ceiling before anyone notices.
Add clay sewer laterals with sixty years of root intrusion, hillside lots that concentrate storm runoff against foundations, and additions built over crawl spaces with no vapor barrier, and you have a city that generates a specific kind of water loss. We have crawled under enough of these houses to know where to look first.
A dozen companies will answer a water damage call in the East Bay. Most are franchises dispatching from another county, or general contractors who added restoration as a side line and rent the equipment. Five things are genuinely different about calling us.
A published arrival window, not “fast”
We commit to 60 to 90 minutes anywhere in Berkeley and give you a real ETA on the first call. We can say that because we work out of 2130 Center St downtown — it is a logistics fact, not a slogan.
A live local dispatcher at 3 a.m.
Not a phone menu, and not an answering service taking a message for a technician to call back. Someone who knows where Ashby and Sacramento is and can commit to a time while you are still on the line.
Certified to the standards your adjuster cites
An IICRC-certified firm working to S500 for water damage and S520 for mold, licensed, bonded and insured in California. Our moisture documentation is written against those standards, which is why it holds up in a claim.
One crew from extraction to final coat
Mitigation, drying, remediation and the rebuild under a single contract. You are not project-managing three companies and refereeing their scheduling while living in a wet house.
We estimate in the adjuster’s own software
Xactimate line items and direct billing to your carrier, so the scope we write and the scope they approve are the same document. Most homeowners end up paying their deductible and nothing else.
Honest Pricing
Clean supply-line water (Category 1) is the cheapest outcome. Gray water raises the cost because more porous material has to be removed. Sewage (Category 3) requires containment, PPE, and full replacement of anything porous it touched.
Water follows framing. A leak in one room routinely affects three. Drying equipment is priced per unit per day, so the affected footprint drives the biggest line item.
This is the one you control. Damage found in two hours is a drying job. The same leak found in two weeks is a drying job plus mold remediation plus flooring replacement.
Solid hardwood, plaster-and-lath, and custom cabinetry take longer to dry and more skill to restore than carpet and drywall — but they are also worth saving, which usually still beats replacement cost.
A three-foot Berkeley crawl space, a hillside foundation, or a fourth-floor unit with no elevator all add labor hours to move equipment.
Whether you are patching a two-foot flood cut or rebuilding a kitchen changes the second half of the job entirely.
Most homeowners pay their deductible and nothing else. We bill the carrier directly using Xactimate — the same line-item pricing platform adjusters use — so there is no gap between what we estimate and what they approve.
Questions
We commit to 60–90 minutes anywhere in Berkeley, day or night. We are based at 2130 Center St downtown, so most calls in Elmwood, North Berkeley, the flats, and Southside are closer to the front of that window. If you are farther out in the East Bay, we will give you a real ETA on the phone rather than a stock answer.
Most California policies cover sudden and accidental water damage — a burst supply line, a failed water heater, an overflowing appliance. What they generally exclude is long-term seepage and surface flooding, which needs separate flood coverage. We document the loss thoroughly enough to show the cause and timeline, which is what determines the outcome of the claim. We also bill your carrier directly.
Structural drying usually runs three to five days, and we check readings daily. Reconstruction depends on scope — a single-room drywall and paint repair is a few days; a kitchen or a whole floor of hardwood can run two to four weeks. You get a timeline in writing after the inspection.
Usually no. Clean water contained to one area, and you can stay. We recommend relocating for Category 3 losses, jobs where we have to cut containment across a main living area, or when the electrical in an affected room has to stay off. If your policy includes loss-of-use coverage, we will help you document it.
For a small spill on a hard surface, yes. The problem is that box fans move air but do nothing about humidity, so the moisture evaporates out of your floor and straight into your drywall. Without a dehumidifier pulling it out of the room, you are relocating the problem, not solving it — and you have no moisture readings to prove the house is actually dry if a mold claim comes up later.
What Neighbors Say

“A supply line let go in the upstairs bathroom of our 1920s place around midnight. Someone actually answered the phone, walked me to the shut-off in the dark, and had a crew here inside the hour. They saved the fir floors, which I had written off.”
“The crawl space had been wet for years and we had no idea. They found it, dried it, put in a vapor barrier, and explained exactly why our downspouts were the actual culprit. No upsell to anything we did not need.”
“Sewage backup in the downstairs unit during a storm. They set containment before touching anything, documented every step for the insurance company, and the claim went through without a single argument.”
